Important Questions to Ask Your Lender
When shopping for a mortgage, make sure to ask these critical questions:
- What types of mortgages do you offer? (Conventional, FHA, VA, USDA)
- What is the current interest rate and APR?
- What are the closing costs and fees?
- Is the rate locked? For how long?
- What is the down payment requirement?
- Do you offer any first-time homebuyer programs?
- What documents will I need to provide?
- How long does the approval process take?
- Are there any prepayment penalties?
- What is the monthly payment estimate including taxes and insurance?
Mortgage Application Document Checklist
Prepare these documents when applying for a mortgage to speed up the process:
Personal Information:
- Valid photo ID (driver's license or passport)
- Social Security card or number
- Proof of residency (utility bills, lease agreement)
Income & Employment:
- Last 2 years of W-2s
- Last 2 years of tax returns (with all schedules)
- Recent pay stubs (last 30 days)
- Proof of other income (bonuses, commissions, alimony, etc.)
- If self-employed: Business tax returns, profit & loss statements
Assets:
- Last 2-3 months of bank statements (all accounts)
- Investment account statements
- Retirement account statements (401k, IRA)
- Gift letter (if receiving down payment assistance)
Debts & Credit:
- List of all debts (credit cards, auto loans, student loans)
- Explanation of any credit issues or late payments
- Divorce decree or separation agreement (if applicable)
Property:
- Purchase contract (once under contract)
